Description
Construction of Plaza San Clemente, Craig Realty Group's newest outlet shopping center, is planned to begin in 2010. Located off I-5 at Avenida Vista Hermosa in San Clemente, it will be the first outlet center in Orange County, California. This exciting retail complex will span approximately 643,000 sf. It will include 350,000 sf of upscale national brand outlet and complementing retail, a mixture of fine dining and casual, family restaurants with spectacular ocean views, a unique, boutique style hotel with conference facilities, plus a blend of neighborhood services. The anticipated opening date is 2011.

DINING
Several fine dining restaurants with spectacular ocean views plus mid-range casual, family dining options and opportunities for a quick bite will be available at the center.
ACCOMMODATIONS
The Lodge at San Clemente will be a custom built, 4-story hotel featuring 129 oversized suites (15' x 35' compared to the typical 12' x 24'), many offering ocean views. It will also house a 13,500 sf conference center that can accommodate groups up to 500 standing or 225 seated.
Community Enhancement
Plaza San Clemente will be more than shopping & dining. It will give back to the community.
- Over $3 million a year is projected to be generated for the City's budget to fund infrastructure, city services, programs and parks (including $2.4 million in additional Sales Tax, $440,000 in TOT Tax and $300,000 in Property Tax)
- More than 1000 jobs will be created.
- Substantial contributions will be raised for local charities through center marketing partnerships and sponsored signature events such as Shopping Extravaganza and Holiday Tree Lighting.
- 12 acres will be devoted to 4 public parks including a sports park.
- 126 acres of open space is incorporated into the design of the entire Marblehead project.
Environment/Conservation
Craig Realty Group is environmentally conscious; therefore the construction of Plaza San Clemente will utilize environmentally-friendly designs and building principals/practices.
WATER CONSERVATION/CLEAN WATER
- Drought tolerant landscaping with low volume drip irrigation utilizing reclaimed water once the city starts their reclaimed water program.
- Detention basins to collect storm water run-off for processing for removal of harmful pollutants.
ENERGY CONSERVATION
- 'Cool Roof' technology is proposed reducing roof surface temperature so less heat is transferred into the buildings below.
- Bike racks and showers to encourage employees to ride to work.
HABITAT PRESERVATION
- Restoration of 100 acres of Marblehead Canyon with two new bridges built over this natural habitat to protect it.
RECYCLING
- Cardboard and other recyclable materials generated by the shopping center to be bailed and sent to a recycling facility.
Construction
CURRENT PROJECTED TIMELINE (updated as of 11/23/2009)
- Early 2010 – Avenida Vista Hermosa Bridge completion
- Early 2010 – Avenida Vista Hermosa connection to Pico completion
- Early 2010 – Commercial Center site improvements commence
- Mid to Late 2010 – Commercial Center building construction commences
- 2011 – Center construction completion
PROJECT PHASES
- Phase 1 – The center will open in 3 phases, the most significant being phase 1 which will include over 200,000 sf of retail and food use (over 50 stores), hotel and conference center, 2-3 restaurants and perimeter retail and services
- Phase 2 – Will include approximately 97,000 sf of additional retail and food use (over 30 stores), 2 more pad restaurants and another 10,000 sf of perimeter retail and services.
- Phase 3 – Will be the final 4-5 restaurants.

Signage
The signage planned for Plaza San Clemente originates in the architectural theme of a Spanish Rancho. To invoke a sense of history, a series of walls, piers and towers are proposed that are reminiscent of an earlier time in California. Architectural wall fragments and externally illuminated lush landscape with soft amber lighting will create a resort like approach to the entrance. Sign letters will be shallow, reverse channel with white halo lighting and non-illuminated letters. Tenant signage will be proportional to the building and become a complimentary extension of the building. This, coupled with our custom three dimensional blade sign program and creative window displays and graphics, will allow our tenants the opportunity for brand identification while maintaining the architectural theme of the Spanish Village by the Sea.
